Guests agree to obey Park Rules as detailed below and periodically updated by management.
Indemnity and Waiver of Liability – By signing this Agreement, Guest(s) indemnifies and holds Property Owner, Contractors, and Employees harmless from and against any and all claims, demands, costs and expenses, including reasonable attorney’s fees, arising from any and all damages or injuries caused by fire, water, wind, civil strife, Acts of God, owner and/or customer actions or inactions of those of their employees, agents, invitees or any other related to Guest’s use of occupation of the RV site regardless of whether such loss was caused by negligence of any of the parties.
Theft of Services Law – According to Tennessee Code Section 39-14-104, any guest(s) who leaves without paying for site services or who refuses to pay for services when due is subject to criminal prosecution.
Speed Limit – Speed limit is 5 MPH and is STRICTLY ENFORCED. CCRVPM has a NO TOLERANCE POLICY. Repeat offenders will be asked to leave the park. Motorcycle and bicycle riding are permitted on paved or graveled areas only. Golf carts shall be driven by licensed drivers only. No parking on sidewalks or grass.
Check-In/Check-Out – Check-in time is after 1PM. Check-out time is before Noon.
Quiet Hours – Quiet hours are from 10:00 pm to 8:00 am. Loud music is not allowed at any time unless associated with a prescheduled, published Park event.
Children –Children under the age 12 must be accompanied by an adult at all times.
Pets –Pets are welcome at CCRVPM at the sole discretion of the management. Limit is 2 pets per RV. Proof of current vaccinations are required on all pets. For extended stay guests, management reserves the right to request proof of current vaccinations. We do not allow dogs to be tied up outside unattended. Guests may tether their pets outside only if the pet owner(s) are actively supervising the animal. Specifically, the pet owner(s) are outside with the pet while they are tethered. If you momentarily enter your RV while the animal is tethered outside, ensure your RV door remains open and animal remains visible from the inside of the trailer. Tethers must be no more than (6) six feet long. No fencing or kennels permitted without prior written Management approval. Pets must be on a leash at all times and be under control of an adult whenever outside the RV. You must pick up after your pets. Failure to comply with any of these rules will result in being asked to vacate the property
Parking – RV’s must park on parking pads (concrete or gravel) only and may not extend over grass or general parking areas. No parking in the grass, roadways or unassigned empty RV spaces. There is a strict limit of (1) RV and (2) vehicles per space. Boats/Trailers/Recreational Vehicles are not allowed at the site w/out prior written management consent. Vehicles must be parked in their assigned gravel area and may not extend over grass or unassigned empty spaces.
Additions/Changes to RV Space – Any addition or change (steps, fencing, storage building, RV cover, etc.) to RV spaces must have prior written approval from Management before installing and must remain on the assigned space. If approval is not obtained prior to the addition or change, you will be asked to immediately remove the item(s). Failure to comply with the removal instructions will result in management having the items removed. Any costs or expense for removal of items by management will be charged to the Guest and must be paid within 24 hours of receiving notification of the charge.
No Junk, Clutter or Outside Storage – Cleanliness of the Park is very important to us. No Junk or Cluttered RV spaces are allowed. All outside storage must be behind or under your RV and on your assigned parking pad unless previously approved in writing by Management. Clotheslines are prohibited. No mats or rugs are allowed on the grass. Permanent mount privately owned/leased satellite dishes are NOT allowed. Guest agrees that the RV space is in a clean and acceptable condition at the time of signing this Agreement.
Fire Pits – Bonfires or lawn fires are NOT permitted. Elevated fire rings/pits with mesh covers are allowed on paved or gravel areas within your assigned space.
Fireworks – Fireworks of any kind are not allowed.
Trash – Place all trash in the trash container. Do not place trash beside or behind the designated area. Do not leave trash outside your RV. No furniture, mattresses, or oversized items are allowed in the trash container.
Pond Usage – The pond is a “catch and release” pond, only. Swimming or use of motorized vehicles is not allowed on the pond. The pond does not have a fence or lifeguard. Walking near the pond is 100% at the Guests risk.
Payments – All short-terms stays (less than a month) are 100% prepay at time of booking. No stay is confirmed until payment has been received by the CCRVPM. Payment may be made directly to the on-site Management Hosts or mailed to the Park Address. CCRVPM accepts cash, check or ACH payments only. Monthly stays are 100% prepay at time of booking and are due and payable on the 1st of each month after the first month stay. There is NO grace period, and partial payments are not accepted. An initial Late Fee of $25 plus $10 per day will be assessed until payment is received. A $30 fee (plus late fees) will be charged for all returned checks.
Default — The following acts constitute defaults by Guest: a) Failure to timely pay Fees or other lawful charges when due under this Agreement; b) Giving false information on any application to Campground; c) Guest, Guest’s guests and/or occupants’ failure to comply with any rule or regulation or term, covenant or condition of this Agreement; d) Guest has materially breached the terms of this Agreement by an action such as violating provisions of this Agreement or committing serious misconduct or criminal acts; e) Guest holds over after giving notice of termination and intent to vacate; f) Guest holds over after Campground gives notice of termination at the end of the Term or a notice to vacate; g) Guest’s act or omission that causes the Site to be in violation of any law or regulation, including but not limited to the rules and regulations of the Tennessee Department of Health concerning organized camps.
Remedies – In the event of Guest’s default under this Agreement, in addition to all other remedies available under law, CCRVPM will be entitled to the following remedies: a) In the event of abandonment of a vehicle or other personal property, CCRVPM may avail itself of the remedies described in TCA 66-19-105. A vehicle will be deemed abandoned if it remains on CCRVPM property for more than 48 hours after CCRVPM has delivered email notice to Guest (at the email address identified on the first page hereof) requiring Guest to remove the vehicle. b) CCRVPM may require Guest to immediately leave the property and remove all of Guest’s personal property from the Site. If Guest does not immediately comply with these requests, CCRVPM may (through its own personnel or a third-party service) remove Guest’s personal property and either (a) store the personal property or (b) sell it. Guest will reimburse CCRVPM for all costs associated with the removal, storage, and/or sale, and Guest will hold harmless CCRVPM and its employees, contractors, and agents from any losses or damage associated with the removal, storage, and/or sale. In the case of a sale, CCRVPM will reimburse itself for all such costs and deliver the remainder the Guest within 30 calendar days thereafter.
Management will not tolerate any offensive activity or behavior of any sort that could interrupt and/or adversely affect the enjoyment of other guests using this facility. Parties responsible for such activities will be required to leave the property immediately without refund.
